What are home measurement services?

A home measurement service is just what it sounds like: Based on what you need, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like closets, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the house and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Challenging property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a listing

A floorplan service will ensure that you're paid fair market value for your house. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To make sure that your client's home closes at a price that appropriately reflects market value, we recommend asking for a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool to interest potential buyers because they can review the layout and details of the property before and after a showing.
